What Bosque Real is, precisely
Bosque Real is a gated master-planned development in the municipality of Huixquilucan, State of Mexico, on the western edge of Mexico City — the same municipality as Interlomas, minutes away. It is not a public neighbourhood: the master plan combines new-build apartment towers, gated sections of houses, a school inside the development, branded residences with international design labels, and the Universidad Panamericana Bosque Real campus within the perimeter.
Together with Interlomas, it is one of the two corridors holding the most active inventory in Vait AI's verified catalog. The trade-off is explicit: you get privacy, green space and club life, and you pay for it with full car dependence for daily errands — this is not a walk-to-the-shops address.

There is no entry level here — and that is the point
The distribution is the most distinctive fact about this zone. At the July 19 cut, Bosque Real had zero verified inventory under $3 million MXN and effectively none between $3M and $6M (under 1 percent), and no one-bedroom apartments at all:

The amenities, and the two-layer cost model nobody explains
This is the part that surprises international buyers, so here it is up front. Bosque Real has two separate layers of amenities, with two separate bills:
- The development's own amenities — the country club and the golf courses — operate on a membership basis, with their own fees, independent of what you pay your building.
- Your tower's amenities — typically a pool, a gym and a multipurpose room — are covered by that condominium's maintenance fee.
The consequence: two residents of neighbouring towers can face very different monthly running costs, depending on which club memberships they hold and what their building includes. Ask which layer each amenity belongs to before you sign anything.
What is actually inside the perimeter
- Country club — referred to in press coverage as the largest in Latin America. Restaurant, heated pool, gym, spa and private event rooms.
- Golf: 27 holes across two courses. The 18-hole main course opened in 2002, designed by Robert von Hagge, Smelek & Baril. The 9-hole executive course opened in 2008, with a Nicklaus Design signature.
- Tennis and padel courts, walking trails and bike paths inside the master plan.
- A school inside the development, plus the Universidad Panamericana Bosque Real campus — which for families with older children removes the school commute almost entirely.
- Branded residences with international design labels, alongside standard new-build towers.
On security, the arrangement is unusual for the metropolitan area: the development has perimeter access control and its own patrols, and each tower adds its own lobby security — a double filter. As with every zone we cover, Vait does not publish incidence statistics: there is no verifiable source at the level of an individual gated community, and we would rather say so than quote a number we cannot stand behind.
Renting in Bosque Real
- Median rent: $53,500 MXN per month (≈ $2,890 USD, indicative), over more than 10 verified rentals — Vait rental report, July 5, 2026 cut.
- Middle range: $48,000 to $75,000 MXN per month (≈ $2,590–$4,050 USD, indicative).
- About $257 MXN per m² per month — a higher rate per metre than Interlomas ($202), even though the total median rent is lower, because the units are bigger.
- Rental inventory in the zone is thin. If you need a specific layout or a specific move-in date, start the search earlier than you would in a denser corridor.
Who this zone is actually for
From what we see in the catalog and in what buyers ask for: families with children who want club, golf and school within the perimeter; long-horizon owners buying a patrimonial asset rather than a starter home; and executives working in Santa Fe or Interlomas who prefer privacy over walkable urban life. If you want to step out for coffee without starting a car, this is the wrong corridor and we will tell you so.
If you are buying from abroad
Bosque Real is in the State of Mexico, far outside Mexico's constitutional restricted zone, so a foreign buyer takes direct title in their own name — no bank trust (fideicomiso).
